The Space and Rooms

Liora by the Sea is a 7-bedroom cliffside villa spread across three cascading levels, thoughtfully designed to balance shared spaces with private retreats, all set against sweeping views of the Arabian Sea.

Top Level - The heart of the villa features four ocean-facing bedrooms, along with the main living room, kitchen, and dining area. This level opens out to the villa’s highlight — a stunning infinity pool overlooking the sea, creating the perfect setting for relaxed afternoons and unforgettable sunsets.

Middle Level - Two beautifully appointed bedrooms sit on this level, each with private outdoor decks surrounded by lush greenery, offering a quiet and serene escape.

Lower Level - The seventh bedroom is tucked away on the lowest level, providing added privacy and a peaceful retreat within the villa.

 

All seven bedrooms feature ensuite bathrooms, air conditioning, and thoughtfully designed interiors to ensure a comfortable and luxurious stay.

A private ropeway lift connects the villa’s cascading levels, while multiple outdoor lounges and garden spaces invite guests to unwind and soak in the natural beauty of the coastline.

Things To Know Before Booking

House Rules

  • Check-in time: 2:00 PM

  • Check-out time: 11:00 AM

  • To ensure your utmost comfort, kindly adhere to the number of guests mentioned in your booking confirmation. Our villa boasts 7 beautifully appointed bedrooms, accommodating up to 18 individuals with ease. Should you require additional sleeping arrangements, we are delighted to offer extra mattresses at a nominal charge.

  • We follow a strict no-smoking policy inside the house. You may ask the caretaker for an ashtray and smoke on the balconies and the outside areas.

  • To ensure a peaceful environment for all, please kindly enjoy music inside the villa between 10:00 pm and 08:00 am. We value our neighbors' need for rest and our commitment to following regulations. Your cooperation is greatly appreciated.

  • While we provide a wonderful open pool, please note that no lifeguard is on duty. The owners/management company cannot be held liable for any incidents, particularly involving children.

  • We kindly request our guests to help conserve water by refraining from unnecessary towel usage and proper disposal.
    Water conservation is a top priority for us, and your support is highly valued.

  • Regrettably, we are unable to accommodate pets at this property. We apologize for any inconvenience caused.

  • For your comfort and to keep mosquitoes at bay, please keep windows and doors closed when not in use. We appreciate guests who develop the habit of turning off lights and electronic devices when not needed.

  • In the event of lost keys, for your safety, the lock cylinders will be replaced by a locksmith. Any associated costs will be charged accordingly.

  • To maintain the integrity of the property, we kindly ask that you refrain from using decoration items that could cause damage.

  • For everyone's safety, the villa premises strictly prohibit flammable, explosive materials, and objects with unpleasant odors.

  • We strictly enforce a no-drugs policy and do not tolerate any illegal or objectionable activities that could cause concern.

  • We trust that you understand that any potential damages will be deducted from the security deposit you have provided.

    Dabolim Airport - 56 km/ 1.5 hr
    Morjim Beach - 4 km / 10 mins

     Ashwem Beach - 750 m / 2 mins​​

  • The driving directions and the exact location of the villa are shared upon confirmation.

Cancellation Policy

  • 100% refund will be given if the booking is cancelled 30 days before the check-in date.

  • 75% refund will be given if the booking is cancelled 20-29 days before the check-in date.

  • 50% refund will be given if the booking is cancelled 15-19 days before the check-in date.

  • No refund will be given if the booking is cancelled less than 14 days before the check-in date.
